November Market Snapshot

As we head deeper into winter and the temperature drops, so does the average home sale price for the Portland Metropolitan area. November saw a decrease of 4.2%, dropping to $459,596 from October’s $479,630. Again, this is normal and expected as we head into the slower, colder months and we will likely see this trend continue through the New Year. The average sale price is also down 1.7%compared to last year.
Contrary to what we’re seeing, the national market actually saw an increase in average sales price. October’s national average was $400,200, up from September’s average of $381,100. November’s national averages are not yet out, as the Hasson Company collects its own data to provide you with the most current and relevant market update each month. 
The winter slow down also spreads to our market activity level. Compared to October, November saw a 20.9% drop in new listings, a 4.5% drop in homes sold, and a 10.2% drop in homes pending. Despite these drops, the Portland Metro area is actually performing fairly well compared to this time last year. The number of new listings and the number of homes pending are both up 17.1% and 6.2%, respectively. The number of homes sold is down, but only by 1%.  
Some are finding success with the slowing down of the market. RIS Mediareported that these “cool markets are bringing warm opportunities.” This quite literally means that the areas that experience a drop in temperature for the winter are providing investors with a lot of different options. This is definitely something to consider as the Portland Metro area gets colder.
Home inventory in our market drops even lower to 1.7 months; much lower than the national average of 4.9 months in October.
West Portland had a big month with the most new listings (92) and homes sold (83) last month.

New Energy Audit and its Effects for Home Sellers

Attention Home Sellers: Big Changes are Coming in the New Year

As soon as January 1, 2018 the City of Portland will require ALL homeowners selling there home in 2018 and beyond to PURCHASE AND HAVE an Energy Audit to calculate the homes Energy Performance Rating BEFORE you can list/market your home for sale. This only affects homes being listed and sold as of the first of the year, any unsold homes going into the new year will not have to worry about this. 

An important note to remember is that there is NO failing score that would require remediation of any sort - it is solely a designation. 

It will cost anywhere from $150-$250 for an accredited assessor to come to your home and do the assessment which should take less than an hour out of your day. They will create and publish a same-day report for you that will be stored on the City of Portland’s website for 8 years. 

This will be an intricate process with many underlying rules and regulations to follow on both the owners and the relators side. But you have nothing to worry about as my team and I will totally have your back! If you have any questions or would like more information - I am here for you! Call me and we can chat all about it. The Property Tax Info that You Need….It’s Just Around the Corner - November 2017

Oregon Property Taxes: Our fiscal tax year runs from July 1st - June 30th in any given year, with taxes due that following November 15th. Effectively, your payment covers six months in arrears, and six months forward.  Annually, property tax bills are mailed to each homeowner from the appropriate county during the last week of October. Oregon provides a 3% discount if the entire amount is paid by November 15th, or homeowners can choose to pay three equal installments due November 16th, February 16th, and May 16th. 

Jan. 1, 2017: Date of Property Assessment
July 1, 2017 - June 30, 2018: Property Tax Year
Last week of October 2017: Property tax statements are mailed 
Feb. 1, 2018 - April 15, 2018: Timeframe for BOPTA* hearings 
Dec. 31, 2017: Last day to file your BOPTA appeal
*BOPTA - Board of Property Tax Appeals 

#1  The number one question my clients have is, “I have a new mortgage company; will they pay my taxes this year?”  

The answer on the Clackamas County website is: 

“Mortgage companies notify us by September 1st which accounts they expect to pay taxes on. Any changes between that time and November 15th are not reflected in our records. If you have any questions regarding who is paying your property taxes, we suggest you contact your new mortgage company. Please REMEMBER you are ultimately responsible for paying your taxes timely.”

If you cant remember if your monthly mortgage payment includes 1/12 of your annual tax payment, please review your current mortgage statement or call your lender.

    Each county is a bit different, but the prompts for Multnomah county are as follows:

Remember you have the right to appeal 1 tax account per year, if your property taxes have, or you think they have, risen inordinately in any way.

The Portland Metropolitan Association of Realtors® (PMAR) Masters Circle named Kendall Bergstrom-Delancellotti the 2017 Broker of the Year at their May 18th membership event.
The Broker of the Year award selection criteria includes the number of years as a Masters Circle member, production volume, real estate related involvement, national association recognized designations, community service involvement, and number of years in the real estate industry.
Bergstrom-Delancellotti has been a Real Estate broker since 1988 and in the Masters Circle for 15 years. From 2013 – 2017 she was a Hasson Top Producer as well has a Hasson Top 10 Agent in 2016. She has been a member of her local, state, and national Realtor® Associations for the past 26 years.
In addition to Bergstrom-Delancellotti’s industry achievements, her passion for volunteerism extends beyond her professional life and into her community. Bergstrom-Dellancellotti is a founder of the Dundee Civic Committee and supports Lake Oswego Relay for Life. She invests much of her time and efforts into the local schools and related issues. March Market Snapshot

The average home sale price for the Portland Metropolitan area stayed fairly steady this March, climbing slightly to $481,294 from $478,554 in February.
Nationally, the average sale price saw a slightly more significant increase than what we saw locally. February’s national average was $390,400 (up from January’s average of $355,300), which remains just under $100,000 less than what we are seeing in our markets. March’s national averages are not yet out, as the Hasson Company collects its own data to provide you with the most current and relevant market update each month.

Celebrating Earth Day!

Portland Japanese Garden

Celebrate Earth Day on Saturday, April 22nd! There will be events all around Oregon including festivals,  volunteer opportunities and more! Here's what's happening this weekend:

The Portland Japanese Garden unveiled its $33.5 million Cultural Crossing expansion project recently, which honors the beauty and tranquility of the five traditional gardens. While the existing gardens remain unchanged, the Cultural Village features three new garden spaces featuring cascading ponds and a water terrace, an Arts Learning Center, and a Medieval Castle Wall.

Visit the beautiful Oregon Garden on Earth Day and get FREE admission from 10am to 4pm. Special activities, entertainment, exhibitors, and food will be featured for the garden's 18th annual Earth Day celebration. 

Help keep Oregon clean and healthy! Come together with thousands of other SOLVE volunteers on this worldwide day of service to pick up litter, remove invasive plants, and plant native trees and shrubs across Oregon. 

Come celebrate Earth Day at Portland Brewing Co. & Taproom from 1 - 4pm on Saturday with an optional pre- event 5K with Oregon Brewery Running Series. Sample Portland's best breweries including Portland Brewing, Base Camp Brewing, BridePort Brewing Company, Burnside Brewing Company, Widmer Brothers Brewing, and many more.  Buy tickets in advance or at the door. Easter Egg Hunt at Lee Farms in Tualatin!

Come join the fun on April 15th from 10 a.m. to 12:45 p.m. at Lee Farms in Tualatin. Enjoy crafts, cookie decorating and prizes. Bring your own basket and camera to take pictures with the Easter Bunny! Ages 0-12. Purchase tickets in advance.

Rabbit Romp at the Oregon Zoo!

Eggs-citing times are in store at the Rabbit Romp, a celebration of spring geared toward the under-10 crowd. Rabbit Romp is free with zoo admission. Rabbit Romp features candy egg hunts every 10-15 minutes between 9:30 a.m. and 3 p.m. Children ages 3 to 10 are invited to hunt for compostable "plastic" eggs, candy and prizes. Toddlers 2 and under can participate in a candy hunt organized especially for them at the classrooms by Bear Walk CafĂ©. Parents are not allowed in most hunts, but accommodations will be made for families requiring assistance. Guests should bring their own baskets to collect the eggs and candy. 
Alpenrose Dairy Egg-Stravaganza!

Head to Alpenrose dairy for the 55th Annual Easter Egg Hunt on Saturday, April 15th. This free egg hunt begins at 10:30 a.m. for kids 3-5 and 12:30 p.m. for ages 6-8.

Wooden Shoe Tulip Festival Easter Egg Hunt

Time to Sign Up for Summer Camps!

Now is a great time to sign up your kids for summer fun! With so many great camp choices in the Portland metro area, it’s easy to find one that appeals to your child’s interests. Check out the Metro Parent 2017 Summer Camp Guide to find more information on popular camps. Also, be sure to check out the NW Kids Summer Camp Expo on April 8th at OMSI from 10am-5pm! 

The Oregon Museum of Science and Industry offers indoor and outdoor camps focusing on math, earth and space science, life science, physical science, technology, and skill building.
