My Newest Award/Designation!

I am very excited to be sharing with you all my newest award/designation! I am now a Certified Luxury Home Marketing Specialist™ (CLHMS). 
I've been especially focused on luxury marketing lately and am proud to be able to serve you all with more designations under my belt. I will never stop trying to be a better agent and am thankful that I can share this with everyone...

New Energy Audit and its Effects for Home Sellers

Attention Home Sellers: Big Changes are Coming in the New Year

As soon as January 1, 2018 the City of Portland will require ALL homeowners selling there home in 2018 and beyond to PURCHASE AND HAVE an Energy Audit to calculate the homes Energy Performance Rating BEFORE you can list/market your home for sale. This only affects homes being listed and sold as of the first of the year, any unsold homes going into the new year will not have to worry about this. 

An important note to remember is that there is NO failing score that would require remediation of any sort - it is solely a designation. 

It will cost anywhere from $150-$250 for an accredited assessor to come to your home and do the assessment which should take less than an hour out of your day. They will create and publish a same-day report for you that will be stored on the City of Portland’s website for 8 years. 

This will be an intricate process with many underlying rules and regulations to follow on both the owners and the relators side. The Property Tax Info that You Need….It’s Just Around the Corner - November 2017

Oregon Property Taxes: Our fiscal tax year runs from July 1st - June 30th in any given year, with taxes due that following November 15th. Effectively, your payment covers six months in arrears, and six months forward.  Annually, property tax bills are mailed to each homeowner from the appropriate county during the last week of October. Oregon provides a 3% discount if the entire amount is paid by November 15th, or homeowners can choose to pay three equal installments due November 16th, February 16th, and May 16th. 

Jan. 1, 2017: Date of Property Assessment
July 1, 2017 - June 30, 2018: Property Tax Year
Last week of October 2017: Property tax statements are mailed 
Feb. 1, 2018 - April 15, 2018: Timeframe for BOPTA* hearings 
Dec. 31, 2017: Last day to file your BOPTA appeal
*BOPTA - Board of Property Tax Appeals 

#1  The number one question my clients have is, “I have a new mortgage company; will they pay my taxes this year?”  

The answer on the Clackamas County website is: 

“Mortgage companies notify us by September 1st which accounts they expect to pay taxes on. Any changes between that time and November 15th are not reflected in our records. If you have any questions regarding who is paying your property taxes, we suggest you contact your new mortgage company. Please REMEMBER you are ultimately responsible for paying your taxes timely.”

If you cant remember if your monthly mortgage payment includes 1/12 of your annual tax payment, please review your current mortgage statement or call your lender.

    Each county is a bit different, but the prompts for Multnomah county are as follows:
  1. Guest Login
  2. Click “Real Property”
  3. Click “Site Address”
  4. Click “Property ID”
  5. Click “Tax Summary” 

Remember you have the right to appeal 1 tax account per year, if your property taxes have, or you think they have, risen inordinately in any way.
